As of the 21st May 2010 Energy Performance Certificates are now required within 28 days of putting your property on the market, and you must have ordered an EPC in England and Wales before you market your property.
As of the 1st October 2008 if you are letting a property to a new tenant you are required by law to order an EPC.
An Energy Performance Certificate (EPC) is a report on the energy efficiency of your home. The report contains graphs, as shown in the sample below, which give a current and potential energy rating
What’s In An EPC?
The EPC is made up of two parts. The first is a summary of the property’s energy efficiency and its impact on the environment. The second part lists practical steps for saving on energy bills and reducing carbon emissions. The EPC uses colour bar charts, similar to those used on new fridges and freezers, to show the property’s energy efficiency on a scale of A (best) to G (worst).
As well as the energy efficiency graphs the report also makes suggestions for how to improve the property’s energy performance, which will lead to reduced carbon emissions, lower energy bills and make the house more attractive to prospective buyers or tenants
How do we assess your property ?
The efficiency rating is determined by criteria which the Domestic Energy Assossor (DEA) is trained to analyse. Some of the things they look at are listed here:
